Park Hill Apartments is a 75 unit affordable housing complex built in the 1960s. The two story buildings with wood framing/siding were well designed but needed repairs and interior and exterior upgrades to meet current standards of accessibility and energy efficiency. Marathon Development Group hired Nandinee Phookan Architects (NPA) and their team of consultants to rehabilitate the complex. The scope of the project included Architectural, MEP/FP, and Elevator upgrades. As part of the rehabilitation, energy efficiency measures were implemented under the NYSERDA Multifamily and the Weatherization programs. The rehabilitation and preservation project included gut renovation of unit interiors and community spaces as well as exterior rehabilitation and roof and facade replacement. ADA accessibility was provided throughout the site. Energy efficient upgrades included window and boiler replacement, the incorporation of efficient hot water tanks, Energy Star appliances and new photo/ motion sensors.

Construction of the interior and exterior of the building was implemented while the building was occupied, requiring the temporary relocation of residents and coordination with existing operations.
