252-29 Northern Boulevard in Queens, NY is a new building designed for commercial/ community facility use in the low density area of Queens, NY bordering Nassau county on Long Island. The site is residentially zoned with a 100’ commercial overlay along Northern Boulevard but because of its shape, small size of the lot, and location in two zoning districts, a zoning variance was required for an economically viable building that is code compliant. The first floor was designed as a Citibank branch with a medical office on the second floor. In order to accommodate the programmatic requirements for the bank with a drive thru ATM within the constraints of the site, NPA located the stair and elevator serving the second floor at the only available, residual triangular portion of the site with a steel trussed bridge connecting it to the main building.
The building is clad in fiber cement panels with storefront glazing at both the first and second floors. HVAC equipment on the second floor roof is designed to be screened using perforated metal panels.
